Topsider Homes has been designing and shipping prefab homes to Hawaii for decades.  With a wide variety of climates, terrains, soil conditions and other considerations — e.g., earthquakes and hurricanes — building in Hawaii can be a complex undertaking.  Topsider understands these challenges and has the experience and expertise to meet them.

Each Topsider prefab Hawaiian house plan is custom-designed, individually engineered and prefabricated to the highest quality standards to allow it to adapt to local environmental conditions and regulatory requirements.

Many Hawaiian Topsider homes are built on the sides of the island’s mountains utilizing our unique pedestal home foundation.  Others are built on short piers or pilings, and some are simply built on slab-on-grade foundations.  Each home design is customized to homeowner needs and to those of Mother Nature.

Whether you plan to build on the Big Island in a rain-forest area or in a lush and remote location on Kauai or Molokai, Topsider Homes has been there and can make your island living dreams become reality. Click HERE to visit our Hawaii Home Building page.

Topsider Homes has decades of experience with hurricane and flood damage rebuilding – long before Hurricanes Dorian, Florence and Irma struck the Bahamas, Carolinas, the Florida Keys and surrounding areas. We have experience dealing with federal, state and local agencies like FEMA, the Army Corps of Engineers and even the SBA and other funding organizations that provide assistance during such events.

Cayman Island Home Building – Import Duty Savings Extended Until 2025

The Cayman Islands have extended the Import Duty Moratorium for building materials on Little Cayman and Cayman Brac until 2025 – and continue the 15% duty savings on Grand Cayman.

Import duty significantly impacts the cost of home building. These changes mean that building materials will come in with no import duty on the Sister Islands and reduced rates on Grand Cayman — where previously the import duty was between 17% and 22%. This is a great opportunity to save on your new home costs and to have that extra value built into your new home once the import duty is reintroduced.

This low-maintenance hurricane-proof house is elevated on short piers (or pilings) and is one of many Topsider house plan ideas for building in the Cayman Islands. Click HERE to see more photos. Watch the video HERE.
New home building materials shipped to Little Cayman and Cayman Brac are Import Duty Free until 2025 – and only 15% on Grand Cayman. If you intend to build there, Topsider Homes makes it easy to get started. And with unparalleled services like in-house design, engineering, builder recruitment, permitting and logistical planning, we help make sure your building project goes smoothly.

There are many steps to new home building in the Cayman Islands, beginning with selecting a design concept and then followed by preparing construction drawings and engineering, recruiting builder candidates and receiving their bids, government approvals and permits – and of course, manufacturing the home components by Topsider and shipping. None of these steps happen overnight, so we encourage clients to get started with the preliminaries as soon as possible.

Topsider Homes has been building in the Caribbean Islands for over 50 years. With our unique post & beam, panelized building system, we make it easy to build in the Cayman Islands. As experts in island home construction, our homes and beach houses are designed to be low-maintenance, hurricane-proof and quickly and efficiently built by local contractors. This ensures a higher level of quality and cost control than with typical local “stick built” house construction methods.

Each Topsider Home comes with a comprehensive services package, including design, engineering, builder recruitment, technical assistance for permitting and approvals, logistical and project planning and coordination. We make it easy to build in remote areas, and have been doing so throughout the Caribbean for more than 50 years.

Prefabricated House Kits Shipped Internationally Since 1968

Prefabricated House Kits Export Shipping by Topsider Homes

Topsider Homes has custom designed and export shipped prefabricated home kits internationally since 1968. With thousands of our homes shipped worldwide, no prefab house kit company has Topsider's experience or expertise in building custom homes in foreign destinations and remote locations. Our "single source" approach for all building materials and interior furnishings helps ensure a quality home with fewer delays and cost-overruns.

Building in many parts of the world requires the importation of prefab houses and building materials because local materials and/or skilled labor for stick building are simply not available, or are not of a consistent quality.  Using Topsider’s building system assures high quality and ease of assembly, and combined with Topsider’s many services, e.g., taking the technical lead for permits and approvals, builder recruitment, project logistics and coordination, clients worldwide find Topsider’s building solution ideal.

Prefabricated House Kits Container Ship Export

For foreign destinations with deep-water ports, Topsider prefab house kits are container shipped on cargo ships in truck-size containers for easy transportation to the building site.

Whether you want to build on an Alpine mountainside or a tropical beach in the Cayman Islands or Malaysia, Topsider Homes can be built on practically any terrain because of our nearly unlimited design flexibility and the ease of assembly of our high quality Post & Beam building system.  Each kit home and project is custom designed and specified to meet client budgets and requirements. We work carefully with clients during the design phase, providing construction estimates as things progress so that risks, uncertainties and cost over-runs are minimized once the project gets under way.  And we work with local builders throughout the life of each project, making ourselves available at every step of the way until each home is completed. It’s all part of our dedication to seeing building projects through from beginning to end.

Prefabricated House Kits International Shipping

Some extremely remote building sites do not have deep-water ports, so Topsider's kit home components and building materials are 'export packed' and shipped 'break-bulk' on small vessels, often well off major shipping channels.

Prefabricated House Kits Onsite Local Labor

Topsider Homes designs and prefabricates each easy-to-assemble kit house with components and materials that can be built by local laborers, often with limited skills in timber frame construction.

We understand issues ranging from international building codes and foreign exchange transactions to intricate shipping logistics and customs documentation. We know how to export package and ship break-bulk (not in containers) to even the most remote building sites well off normal deep-water shipping channels – and we have equal experience shipping to foreign urban centers in industrialized countries where container shipments are commonplace. Regardless of the foreign destination, we know how to design, ship and see home building projects through.

Uniquely, Topsider offers international clients a one stop single source approach for materials for their new home. We not only provide easy-to-assemble prefabricated building components, but many clients also have us procure and ship interior furnishings and accessories – and in some instances, even kitchen and linen packages. This is particularly helpful for remote sites in Africa, the Caribbean and the South Pacific.
