Rebuilding after a natural disaster like Hurricane Sandy is not a simple task. Topsider Homes has decades of experience with hurricane and flood damage rebuilding – long before Hurricane Sandy struck the New York coastline and the New Jersey shore. We have experience dealing with federal, state and local agencies like FEMA, the Army Corps of Engineers and even the SBA and other funding organizations that provide assistance during such events.

We will propose new house design concepts and provide general cost guidance so that you will have an idea of the cost to rebuild with a Topsider Home. Also, with no obligation, our technical staff will do preliminary code research and determine the current state of building requirements – which are always in flux after such disasters, and continues to be the situation more than a year after Hurricane Sandy struck New York and New Jersey.  And if you select Topsider Homes we become thoroughly engaged on your behalf in every aspect of your rebuilding project – you are not left to sink or swim on your own.

As a company, Topsider Homes provides in-house design, consulting engineering, and then fabricates easy-to-assemble high-quality prefab home building components – all based on our Post & Beam, panelized technology. Local builders, who we recruit and pre-screen for our clients, assemble and complete the homes. Our services include taking the technical lead for permitting and approvals, builder recruitment, securing builder bids, logistical and project coordination – and technical assistance throughout.

To get the ball rolling, we feature more than 250 online house plan concepts to choose from. Once you have selected a design that generally meets your needs, we will provide you with a No-Obligation Free Cost Estimate for that house built on your property. Ultimately, your home will be individually designed, but this preliminary estimate will provide a starting point from which to work for design and budgetary discussions – and it will help you to know early-on if Topsider Homes is a fit for your needs.

Topsider Homes has been designing and shipping elevated coastal homes and hurricane homes built on stilts, pilings and pedestals worldwide since 1968.  We are a building system company and we specialize in low-maintenance, hurricane-proof elevated houses.

Building Hurricane-Proof Homes by Topsider Homes

Topsider Homes are the perfect combination of beauty, function and safety.  They are designed to blend with their surroundings and endure the worst that Mother Nature can throw at them.  Building hurricane-proof homes has been Topsider Homes’ specialty for more than 45 years.

Our coastal, storm-resistant home designs have been built on pedestals, stilts and pilings and have survived decades of major hurricanes, including most recently, Hurricanes Sandy and Irene.  With numerous Topsider Homes built in coastal areas throughout the US, the Bahamas and Caribbean since 1968, we understand the challenges of designing and shipping our unique precision engineered homes to even the most remote locations worldwide.

Topsider pedestal homes are uniquely designed and engineered to withstand hurricane-force winds and survive storm surge and coastal flooding. This ocean front pedestal home photographed during a tropical storm is one of many built since 1968 along the US coastline.

As a company, Topsider Homes’ in-house design and engineering experience allows us to know and stay current on ever-changing coastal building code requirements and regulations both domestically and abroad.  That’s why we take the technical lead for permitting for the coastal homes we sell.

Hurricane Sandy Satellite Image

Hurricanes are nature's most devastating weather systems. Even weak hurricanes typically travel great distances, causing storm surge flooding and devastation over a very wide and long path. Hurricane Sandy worked its way from the Caribbean through Jamaica to the Bahamas then up the Eastern Seaboard to reap havoc and destruction in New Jersey, New York and Connecticut.

There is no need to sacrifice appealing home design or livability for structural integrity with Topsider Homes.  Our unique and flexible Post & Beam building system allows each home to be custom designed.  Topsider hurricane homes not only meet or exceed local coastal hurricane building codes, but they also provide enjoyable and spacious interior and exterior living areas with panoramic ocean and coastal views.

Whether a small beach cottage or a large luxury home, we know how to design, specify and fabricate high-quality storm-resistant building components that make coastal building go smoothly and efficiently.  We also understand the degenerative climatic effects of coastal area environments, whether building along the New Jersey shore, the Florida Keys, or in the Bahamas.

By using today’s modern building materials Topsider Homes provides the lowest possible maintenance for even the most severe climates.  These materials include exterior sidings such as HardieBoard™ and LP SmartSide®, both of which are impervious to insects, salt air and moisture – and the use of stainless steel and galvanized fasteners and couplings that are resistant to corrosion and rust in the manufacturing and assembly processes.

Low maintenance Topsider Homes coastal building materials

Today’s modern synthetic materials are resistant to the degenerative effects of tropical and coastal salt-air environments. The vast array now available allows a unique blend of quality, style and resilience to the elements - impervious to rot, mildew and insects.

Prefabricated house building materials by Topsider

Topsider fabricates high-quality building components specific to each of its houses. These 2x6 treated lumber walls and structural components with stainless steel fasteners and galvanized steel couplings are staged and ready to ship to a coastal location.

Prefab hurricane proof stilt home by Topsider Homes

Built on concrete pilings with the living space more than 20-ft above the ground, this elevated stilt home (shown while under construction) is designed and engineered to survive hurricane force winds and to stay safe from coastal storm surge and flooding.

Other materials frequently specified for coastal areas include maintenance-free composite decking material and stainless steel cable railings, as well as windows made of high-impact, missile-resistant glass set in high design pressure vinyl window frames.  These are just some of the materials that Topsider Homes utilizes to ensure the highest quality and lowest maintenance of its homes.

Topsider's structurally superior pre-engineered piling and stilt homes are secure against hurricanes, tropical storms and storm surge. Coastal homes like this one combine modern engineering and building materials with the strength of a time-proven Post & Beam building system. This house features high-impact glass windows, low-maintenance exterior materials and structural capacity able to withstand wind loads of 180 mph.

Luxury prefab hurricane proof coastal home by Topsider Homes

This unique luxury coastal home is built on a marshland waterway on Tybee Island, GA - an area prone to storms. The living levels are elevated and supported on a highly engineered foundation with the ground level enclosed for parking and storage. Flood vents on the ground level allow the unimpeded flow of water during flooding from storm surge without jeopardizing the structural integrity of the house.

Topsider Homes are the ideal solution for building and rebuilding in hurricane- and storm-prone coastal areas.  With an enviable record of safety and resilience along the eastern seaboard of the US and the Gulf Coast against hurricanes like Katrina, Rita, Ivan and Charlie, Topsider’s structurally superior Post & Beam pedestal and stilt homes have stood the test of time.

Modern & Contemporary Home Designs by Topsider Homes

Topsider Homes has been well-known for unique modern and contemporary home designs since the late-1960s.  Our client’s homes range in size from small house plans under 500 sq. ft. to large luxury homes approaching 20,000 sq. ft. They have been built in locations from Hawaii to the Florida Keys in the US and throughout the Bahamas, Caribbean, South Pacific and Europe.  Equally adaptable to flat or severely sloping terrain, tropical or arctic environments, Topsider’s flexible prefab home building system is limited only by one’s imagination.

Unique Contemporary House Plans

Sequestered in New York's Hudson River Valley, this unique contemporary home blends perfectly with its natural surroundings. The owner, an artist, designed this home to function as an inviting living space, studio and gallery for his art. Each Topsider contemporary style house plan is individually designed to meet customer needs and then engineered and fabricated to the highest quality standards.

The central element of Topsider’s building system is a multi-sided geometric structure with a low-pitch roof, supported by our unique Post & Beam structural framework.  This basic geometry lends itself to a modern or contemporary architectural style. And because of the flexibility of this building approach, an endless number of design arrangements and adaptations with clean lines and modern home style angularity are possible.

Because there are no interior loadbearing walls and all interior spaces can potentially have vaulted ceilings, beautiful exposed beams, and walls with generous-sized windows, Topsider home’s interiors are naturally open and voluminous, allowing for interior design and décor to meet virtually any style.

Topsider’s approach to house designing is as modern and unique as its architecture.  We utilize the latest technologies in computer design, house prefabrication, building specifications and in communicating with our clients, builders and building officials – wherever in the world they may be. And with literally thousands of modern and contemporary style homes built throughout the world, Topsider’s experience is extensive.

Each Topsider home is custom designed and pre-engineered by our in-house design staff.  Once house plans are completed it is then prefabricated to the highest quality standards in our modern state-of-the-art manufacturing facilities for shipment to client building sites worldwide. Local builders (who we typically recruit for clients) then quickly and easily assemble the building components and materials – and finish construction of the house.

Prefabricated House Kits Shipped Internationally Since 1968

Prefabricated House Kits Export Shipping by Topsider Homes

Topsider Homes has custom designed and export shipped prefabricated home kits internationally since 1968. With thousands of our homes shipped worldwide, no prefab house kit company has Topsider's experience or expertise in building custom homes in foreign destinations and remote locations. Our "single source" approach for all building materials and interior furnishings helps ensure a quality home with fewer delays and cost-overruns.

Building in many parts of the world requires the importation of prefab houses and building materials because local materials and/or skilled labor for stick building are simply not available, or are not of a consistent quality.  Using Topsider’s building system assures high quality and ease of assembly, and combined with Topsider’s many services, e.g., taking the technical lead for permits and approvals, builder recruitment, project logistics and coordination, clients worldwide find Topsider’s building solution ideal.

Prefabricated House Kits Container Ship Export

For foreign destinations with deep-water ports, Topsider prefab house kits are container shipped on cargo ships in truck-size containers for easy transportation to the building site.

Whether you want to build on an Alpine mountainside or a tropical beach in the Cayman Islands or Malaysia, Topsider Homes can be built on practically any terrain because of our nearly unlimited design flexibility and the ease of assembly of our high quality Post & Beam building system.  Each kit home and project is custom designed and specified to meet client budgets and requirements. We work carefully with clients during the design phase, providing construction estimates as things progress so that risks, uncertainties and cost over-runs are minimized once the project gets under way.  And we work with local builders throughout the life of each project, making ourselves available at every step of the way until each home is completed. It’s all part of our dedication to seeing building projects through from beginning to end.

Prefabricated House Kits International Shipping

Some extremely remote building sites do not have deep-water ports, so Topsider's kit home components and building materials are 'export packed' and shipped 'break-bulk' on small vessels, often well off major shipping channels.

Prefabricated House Kits Onsite Local Labor

Topsider Homes designs and prefabricates each easy-to-assemble kit house with components and materials that can be built by local laborers, often with limited skills in timber frame construction.

We understand issues ranging from international building codes and foreign exchange transactions to intricate shipping logistics and customs documentation. We know how to export package and ship break-bulk (not in containers) to even the most remote building sites well off normal deep-water shipping channels – and we have equal experience shipping to foreign urban centers in industrialized countries where container shipments are commonplace. Regardless of the foreign destination, we know how to design, ship and see home building projects through.

Uniquely, Topsider offers international clients a one stop single source approach for materials for their new home. We not only provide easy-to-assemble prefabricated building components, but many clients also have us procure and ship interior furnishings and accessories – and in some instances, even kitchen and linen packages. This is particularly helpful for remote sites in Africa, the Caribbean and the South Pacific.

Prefabricated House Kits Bahamas

The owners of this home enjoy the peace and serenity of beachfront living in the Bahamas. Topsider kit homes are designed and prefabricated to take into account client life-style preferences, building site and environmental conditions as well as local building codes and requirements.

Prefabricated House Kits Japan

Prefabricated House Kits Germany

We have custom designed and exported prefab home kits as small as 500 sq. ft. and as large as 20,000 sq. ft., and we can adapt our designs to any foundation type from our distinctive pedestal design and pilings (stilts) to more standard slab-on-grade and crawl-space foundations.  And unlike other prefab kit home companies, we provide budgetary guidance with free cost estimates, in-house architectural and interior design, and we have decades-long experience in properly specifying low-maintenance materials to meet local environmental and aesthetic requirements.  We don’t just provide prefab home kits and building components, we provide each client with the guidance of our skilled team of professionals to assure the best possible outcome for each project.

Import Duty and Tax Free Building in the Bahamas will Expire in June 2014

BREAKING NEWS: EXTENDED UNTIL JUNE 30, 2014! CLICK HERE FOR DETAILS

This Topsider prefab home was built on the island of South Andros in the Bahamas. Topsider has been shipping prefab homes to the Bahamas since the 1960s.

In 2008, the Bahamian Parliament voted to make select islands Import Duty and Tax Free for new home construction.  This incentive, intended to stimulate jobs through tourism and construction, expires in June 2014.  Exempted islands include: Andros, Cat Island, San Salvador, Long Island, Rum Cay, Sweetings and Water Cays (Grand Bahamas), Grand Cay and Moores Island (Abaco), Crooked Island, Long Cay, Acklins, Ragged Island and Cays, Current Island (Eleuthera), Mayaguana, Inagua and Exuma.  This exemption amounts to saving of as much as 35% on Import Duty and 10% additional Tax on the value of imported building materials.  If you intend to beat the June 2014 deadline and take advantage of the Import Duty and Tax Exemptions, getting started now is critical.  Builders are already booking jobs into 2014 and by year-end 2013, finding a builder at any price may be a challenge.

Topsider’s unique Post & Beam, panelized building system is ideal for remote Bahamian building locations.  Our services include in-house design, consulting engineering for local building permits, builder recruitment, shipping logistics and job-site builder coordination.  Most importantly, Topsider Homes’ high quality prefab house structures and panels are easily and quickly assembled.  (Click HERE to watch the simple assembly sequence of a short stilt-pier home.)
