Building in the Bahamas provides key benefits to home buyers through the exemption of Stamp Taxes and the reduction and elimination of duty fees on a variety of building materials, appliances, and fixtures.
Customs duty on building materials for home construction has been reduced, thus significantly reducing the cost of building a new home or renovating an existing one. The legislation states that import duties on a number of building materials such as plywood, oriented strand board (OSB), insulation, wooden hurricane shutters, aluminum and wood doors, wooden windows and cement board have been reduced.
Except for special rates (some of which are mentioned above), the maximum import duty rate for building materials is 35% and the Stamp Tax is a uniform 10%. There is a processing fee of 1% ad valorum, subject to a maximum fee of $500 on these imports.
NOTE: Other conditions and interpretations may apply, so do not rely solely on the above information without first verifying it for your circumstances with the Bahamia Customs Office.
Homeowners who desire to build green will also reap significant savings with a flat 15% import duty on energy-saving home appliances, energy-efficient windows, water-saving toilets and low-flow shower heads.
An increase in the ceiling for exemption from real property taxes from $250,000 to $500,000 will provide an additional benefit for first-time homeowners. Stamp Tax exemptions will be provided for those purchasing a lot zoned for residential development who are planning to construct a primary residence. In addition, applicants purchasing a dwelling currently unfit for occupation with the intention of occupying the dwelling upon completion of its renovation may also be eligible for Stamp Tax exemption.
The government has also simplified the Customs Tariff by combining Customs Duties and Stamp Taxes on imports according to the Customs Tariff that went into effect July 1, 2008.
